What we look for that indicates termites
Mud Tubes
Pencil-width tunnels of soil running up foundation walls, piers, and sill plates. The clearest sign of subterranean termites — the species that matters in Northern Illinois.
Damaged Wood
Wood that sounds hollow when tapped, or shows blistered, rippled surfaces. Termites eat along the grain and leave the outer layer intact, so damage hides until it's advanced.
Swarmers & Wings
Dark winged insects near windows in spring, or piles of discarded wings on sills. A swarm means an established colony nearby — often the first thing homeowners actually notice.
Conducive Conditions
Wood-to-soil contact, moisture against the foundation, buried form boards, and mulch piled high. These don't mean you have termites — they mean the door's open.

A Wood-Destroying Insect report — the standard form documenting whether a property shows evidence of termites or other wood-destroying insects. Most lenders require one for a home purchase, and it's often called a termite letter or termite inspection report.

How long does the inspection take?
Most homes take under an hour, depending on size and how accessible the crawl space and basement are.

Do I have termites or carpenter ants?
Both damage wood, but differently — and the treatments aren't the same. Termites leave mud tubes and eat the wood; carpenter ants hollow it out and leave sawdust-like frass. An inspection settles it.
